Abstract
近年來，中國的房地產市場經歷了一個飛速發展的階段，地產市場規模持續快速擴張，但行業環境在政策調控等因素影響下動態多變，房地產企業正經歷著大分化、大洗牌，每年的房地產企業規模排名不斷的變化，這些排名變化體現了房地產企業在面對宏觀調控與市場變化所採取的各項應變措施的能力，也就是房地產企業的動態能力。
房地產企業往往是由母公司和多個子公司組成的企業集團，根據“企業-網路-市場”三分法，基於網路的觀點對母子公司進行研究已被豐富的實證分析證明其有效性。已有研究從企業整體的角度探討企業的網路特徵對其動態能力和績效的影響，也有研究聚焦於子公司，研究子公司的內外部雙重網路嵌入性會對企業的動態能力、績效等帶來的重要影響。但母公司作為企業集團的重要組成部分，對其雙重網路嵌入性的研究沒有得到應有的重視。
基於此，本文通過對中國房地產企業的調研，在網路理論視角下打開企業集團的黑箱，聚焦於母公司這一特殊節點，基於內外部網路的交互狀態探討母公司的內外部網路的嵌入性如何相互作用以及如何對企業的動態能力、績效產生影響。
本文得出的主要研究結論為母公司內部網路嵌入性會通過提升其外部網路嵌入性促進企業動態能力的展現，從而帶來企業組織績效的全面提升。具體而言，母公司內部網路嵌入性對外部嵌入性、企業績效均有顯著的正向影響；母公司外部嵌入性對企業績效有顯著正向影響；母公司外部網路嵌入性在母公司內部網路嵌入性和企業績效關係中起到仲介作用；企業動態能力對企業績效有正向影響作用；企業動態能力在母公司外部網路嵌入性和企業績效關係中起到仲介作用。
本文的研究成果填補了嵌入性理論相關研究在母公司嵌入性這一環節的缺失，分析了其雙重嵌入性的作用機制，並為母公司該如何增進企業動態能力提供網路視角下的指導措施，特別對地產企業的發展提供了很大的幫助。

In recent years, China’s real estate market has experienced a period of rapid development. During these years, the annual rankings of real estate corporations are constantly changing. The rankings and changes reflect the capabilities of real estate corporations to take various contingency strategies in the face of macro policies and market uncertainty, namely the dynamic capabilities of real estate corporations. Real estate corporations always consist of parent companies and multiple subsidiaries.Recent researches have focused on the impact of some characteristics of companies on their dynamic capabilities from the perspective of the corporation as a whole. Besides, some scholars found that the subsidiaries' embeddedness is important to the dynamic capabilities of the corporation. However, the parent company, which is an important part of the corporation, has not attracted enough attention to researches related to embeddedness.
As a result, this paper carried out an investigation of Chinese real estate corporations and opened the black box of the whole corporation from the perspective of network theory. Based on the interaction status of the internal and external networks, this paper discussed how internal and external network embeddedness of the parent company interact with each other and the influence on corporation dynamic capabilities and performance.
The main conclusion of this paper is that the internal network embeddedness of the parent company has positive effects on its external network embeddedness, which further improve corporation’s dynamic capability, and finally help promote organization performance. In detail, the internal network embeddedness of parent company has positive effects on corporation organization performance; the external network embeddedness of parent company mediates the influence of parent company's internal network embeddedness on organization performance; corporation dynamic capability mediates the influence of parent company's external network embeddedness on organization performance.
The research results of this paper effectively fill the gap in the relevant research of the embeddedness of parent company and provide guidance for the parent company to help improve corporation dynamic capabilities, especially meaningful to real estate corporations.
