Abstract

With the steady growth of China’s economy and the acceleration of urbanization, the real estate industry, as a vital component of the national economy, exerts a profound influence on socio-economic development. This study focuses on residential satisfaction in the context of new urbanization, aiming to construct a comprehensive evaluation system to provide targeted improvement measures and enhance the quality and efficiency of real estate development.

Through a literature review, the thesis elucidates the research background and significance of residential satisfaction in real estate, analyzes the deficiencies in current evaluation systems, and explores the evolving needs of residents in the process of new urbanization. The study employs a mixed-methodology approach, combining quantitative and qualitative data analysis to ensure the breadth and depth of research findings. Data were collected through surveys and in-depth interviews across various cities, including third and fourth-tier cities, ensuring the practicality and applicability of the research.

Innovatively, this study integrates Maslow’s hierarchy of needs theory with the Kano model to establish an evaluation system that encompasses the spiritual needs of real estate residents. This multidimensional evaluation model not only considers basic living requirements but also incorporates assessments of higher-level needs such as community belonging and self-actualization. Through the Kano model, the research further distinguishes between basic, expected, and attractive needs, rendering the evaluation system more comprehensive and precise.

The study finds that residential satisfaction is influenced by multiple factors, including not only material aspects such as housing quality, community services, surrounding environment, price reasonableness, and property management, but also spiritual aspects such as material fulfillment, safety assurance, social harmony, and respect and self-actualization. The validity of the evaluation system was verified through structural equation modeling, with results supporting the rationality of the hypothesized model.

The research suggests that real estate companies should prioritize resident needs in optimizing their products and services. This innovative evaluation system provides real estate enterprises with more comprehensive insights into resident needs, facilitating the development of housing products and community services that better align with residents’ spiritual requirements. By focusing on higher-level needs, this study offers new perspectives for enhancing residential satisfaction and urban living quality, promoting a more resident-oriented real estate market, and fostering the coordinated development of the real estate industry with new urbanization.
