Abstract

房地產泡沫及其破裂對一個國家的整體金融穩定有著重要的影響,特別是在那些銀行業在整個金融體系中佔據舉足輕重地位的國家,更是如此。在開放的金融市場環境下,如果有效的審慎監管尚未充分建立,金融體系更容易受到房地產價格波動的衝擊。本文通過研究房地產週期和銀行信貸風險的關係,揭示了銀行房地產貸款危機的成因,並分別從監管者和銀行業的角度探討了如何防範銀行體系的房地產信貸風險危機。
