Abstract

在高密度的城市环境下,对于在紧凑土地上创造有意义的公共空间并最大化商业价值,香港已形成一套较完整的经验,即购物中心作为内化和立体化的城市生活场所,成为当地居民日常出行与互动的焦点。这些巨构建筑背后的商业地产发展商们将业务版图拓展到中国内地,带来了先进的建筑设计,给予使用者多元化体验。文章选取两个代表性的港资购物中心为研究对象,采用 POE 方法,通过实地观察、问卷调查、网络公众评价信息采集分析等,试图总结香港开发商跨地域的实践对当代中国城市的贡献,为今后的购物中心设计提供参考。
In the high-density urban environment, Hong Kong has accumulated rich experience for creating meaningful public space on compact land and maximizing their commercial value, namely, shopping centers as internalized and vertical urban living places, which have become the focus of daily travel and interaction for the local residents. The commercial real estate developers behind these mega-structures expanded market share to mainland China, bringing about advanced architectural design and providing the users with diverse experience. Two representative Hong Kong invested shopping centers are taken as the research object, and the post-occupancy evaluation (POE) method is adopted. Through field investigation, questionnaire survey, and network public evaluation information collection, etc., the paper tries to summarize the contribution of cross-regional practical experience of Hong Kong developers to contemporary Chinese cities, with a view to provide a reference for the future design of shopping center.
